Cuyahoga Riverfront Master Plan

Cuyahoga Riverfront | 3.5 M SF | 2000 Units

“Likely the largest development plan that we've seen in the city of Cleveland for maybe ever, but in a very long time.”

The Cuyahoga Riverfront Master Plan is just the beginning of a massive expansion project led by the esteemed developers Bedrock and the world-renowned Adjaye associates. At a recent zoning meeting, folks gathered to discuss a plethora of exciting possibilities for the city's growth. They talked about constructing a public square, outdoor spaces for leisure and entertainment, new infrastructure, water access, road realignment, public transit, civic engagement, and retail spaces. Participants also brainstormed ways to re-use existing buildings, such as the Sherwin Williams building, and how to incorporate modern features like the Eagle Ramp, a multi-modal transportation system, and a bridge.

Moreover, the group explored ways to add more greenery and planters to make the environment more welcoming. They even talked about using 3D diagrams to fully grasp the scale of the project and selecting eco-friendly construction materials with low waste and a small environmental footprint.

They also recognized the need for public-private partnerships to ensure the project's long-term viability and growth, and the significance of performing traffic and transit studies with RTA.

Cleveland Innovation District

The Cleveland Innovation District is a fantastic two-building research hub that is set to change the game! And guess what? Landscaping was a huge topic of discussion. The Architect described a splendid landscape design for the clinic with a clean, Zen look that exudes warmth and friendliness. They even plan on creating small rooms or pocket parks with artwork to enhance the landscape's beauty.

Get this, the main entry, employee entry, and public entry have been moved to Cedar Avenue for better connectivity and visibility. The building will have Wet Labs, research labs, amenities, research labs, and offices. And the facade? It's going to be pixelated glass and precast panel to create shadow and depth. Plus, the scalar relationship to the existing buildings will be maintained, and the building will be set back from the street to create a lovely green buffer.

The best part? It's all part of the Jobs Ohio Initiative, and this project alone will generate around 1000 jobs in the city by 2029.

After some deliberation, the commission approved the schematic design with one tiny caveat. The Clinic Research Building must address the Design Review and the Board's conditions, including being more intentional about connecting with the community.
